Rental with Full Management Services

  • Detailed and In-depth Marketing Plan

  • Detailed record taken of house status before tenant moves in – See Example
  • Record taken of house status at beginning and completion of lease
  • Attorney Prepared leases and agreements
  • Periodic inspection through tenancy
  • Monthly Accounting/Income statements provided via state of the art software. Use your username and password to log in anytime!
  • Monthly disbursements made to owner via bank transfer
  • Management of monthly services (i.e. lawn, pool, Pest, etc…)
  • Arrange any needed maintenance repairs or services with insured/approved vendors. Project management, if required, may require additional fees.
  • All deposits/fees collected (security, pet) are held in a non-interest bearing escrow account as required by law
  • Quick eviction processing utilizing our corporate attorney (additional Fees Apply)

FEE: $1095 Marketing Fee or 1 month’s rent, whichever is LESS, $95 Attorney Lease Fee and a reasonable monthly fee designed to fit your budget for property management.

Rental with Tenant Placement Service, You manage

  • Detailed and In-depth Marketing Plan – Starting with a community approved professional sign placed on property
  • Use of the Mid-Florida Multiple List Service
  • Global Internet Advertising of the property on over 500 websites
  • We qualify all prospective tenants utilizing industry leader, First Advantage:
    • Verifying credit, criminal, and eviction reports
    • Verify income and employment
    • Verify Residential/Rental history
  • We cooperate with all brokers/agents and offer a “Co-Broke/Finder’s Fee”
  • Attorney Prepared leases and agreements
  • Detailed record taken of house status before tenant moves in – See Example

You take over once first month’s rent is collected and a lease is signed and you manage the property. We will be a phone call away should you need anything.

The above option allows you the ability to “Do it yourself”. We do the advertising and marketing and qualifying of prospective tenants; you are in charge of running and managing your investment.

FEE: One Month’s Rent with a minimum charge of $1195.00

Again, no “out of pocket” expenses, everything taken from collected rents.

Pricing Break Down

Rental with Full Management Services:
Initial Leasing Fee – $1095 or 1 month’s rent, whichever is LESS – Used for all advertising and marketing, co-broke fees, and as earned compensation for a job well done in relation to getting the property rented.

Attorney Drafted Lease – $95

Monthly Management Fees – TBD and negotiable – Compensation for day-to-day management of the property, including but not limited to: rent collection, service and emergency calls, vendor hiring and management, and eviction services*. (*Additional fees may apply) Your assigned property manager will be happy to discuss your options.

Renewal Fee – $95 – If the current tenant decides to stay in the home, and renew the lease, a $95.00 charge will be incurred. Rental price and terms will be negotiated at least 60 days out from the end of the current lease.

Remarketing Leasing Fee – $1095 or 1 month’s rent, whichever is LESS – If the current tenant decides NOT to stay, a new marketing schedule will need to be started.

Property Management Transfer – $295 – If you are transferring Property Management Services to us while in a current/active lease.

Rental with Tenant Placement Service, you manage:
Initial Leasing Fee – equal to one month’s rent with a minimum charge of $1195.00 – Used for all advertising and marketing, co-broke fees and as earned compensation for a job well done in relation to getting the property rented.

Attorney Drafted Lease – $95

Renewal Fee – equal to 10% of one month’s rent with a charge not to exceed of $295.00 – If the current tenant decides to stay in the home, and renew the lease, 10% of one month’s rent with a charge not to exceed $295.00 will be incurred. Rental price and terms will be negotiated at least 60 days out from the end of the current lease. Just give us a call at least 60 days before lease expires and we will take care of the rest.

We believe in complete communication, and being upfront about the processes and methods we use. This is the first step in a successful business relationship. We will keep you informed of everything pertaining to the property; we will give you the bad news just as easily as the good news. Being your property manager is a job we take seriously and we want you to be satisfied in your decision to hire us. It is important that you understand exactly what to expect from us.

Our Rental/Management Philosophy Is Simple:

The unit that the tenants are renting becomes their own for the rental period. We tell the tenants to live as they would if they owned the house. Paint the walls, put up the pictures, but be mindful that we are passing possession of the home to them in a certain condition. We expect it to be handed back to us in the same if not better condition. It’s as simple as that.
